Windows That Keep the Weather Out — For Good

Pella Platinum Certified. Okna specialists. Careful installation and water management. Bucks County's window partner since 2002.

Windows That Perform Quietly, Not Just Look Good on Install Day

A window is a controlled opening in your home's weather barrier. When it performs correctly, it's invisible — comfortable, quiet, efficient, and dry. When it doesn't, it announces itself: drafts you can feel across the room, condensation building between the panes, heating bills that don't add up, or — worst — water working silently into the framing behind the trim until the damage is impossible to ignore.

The product matters. But so does who installs it.

We've spent two decades learning that the difference between a window that performs as warranted and one that fails ahead of schedule almost always comes down to installation. Improper flashing at the rough opening is one of the most common sources of water intrusion in homes across Bucks County — and in many cases, it's been quietly accumulating damage for years before anyone notices. We do not cut corners on the details that keep your home dry.

KLM DID YOUR HOMEWORK

We Built These Partnerships So You Don't Have to Research From Scratch

Choosing windows is more complicated than most homeowners expect. The market is crowded with brands, claims, and performance ratings that are genuinely hard to evaluate without technical background. Low-quality manufacturers make aggressive warranties. High-performing products get buried under marketing noise.

We did that research — over more than two decades of installing windows on hundreds of homes across Bucks County and the surrounding region. The brands we partner with and the products we recommend aren't chosen because of margin. They're chosen because they perform, they stand behind their products with real manufacturer support, and they give our homeowners a strong backbone of coverage that holds up when it's needed.

When you work with KLM, you're not navigating the window market alone.

Our Window Partners

PELLA — THE CLEAR CHOICE FOR BUCKS COUNTY HOMES

A Platinum Partnership Built on Two Decades of Local Work

KLM is a Pella Platinum Certified contractor. We'll review the installation requirements and applicable product-specific warranty coverage for the windows in your proposal. Coverage is subject to the manufacturer's written terms, conditions, and exclusions.

For the homes we work on most — colonials, farmhouses, center-hall and center-entrance styles that define so much of Bucks County's residential character — Pella's product range is a natural fit. The proportions, profiles, and grille options available through Pella translate exceptionally well to these homes. A well-chosen Pella window doesn't just perform; it looks like it belongs.

We can discuss Pella product options such as the Lifestyle Series, Architect Series, and Impervia fiberglass line, subject to current availability — a product worth serious consideration for homeowners who want the thermal performance and strength of fiberglass at a price point below custom wood. During your consultation, we'll walk through what's right for your home and your budget, show you actual samples, and in many cases can arrange for you to see materials in person before making any decisions.

Glass, Frames and Ratings: Compare the Actual Window

Use the NFRC whole-window ratings for the exact size, operating style and glass package under consideration. U-factor measures heat transfer; a lower value means less heat passing through the window. Solar heat gain coefficient, or SHGC, describes how much solar heat is admitted. The right combination depends on climate, orientation and shading, rather than a single rule for every wall of a house.

Visible transmittance helps compare daylight. Air leakage is a separate consideration, and correct installation remains important even when the product itself has strong ratings. ENERGY STAR qualification depends on the product and climate-zone requirements. Compare the actual label instead of assuming an entire brand or material qualifies.

Frame material also affects appearance and care. Vinyl, fiberglass and clad-wood products offer different finishes, profiles and maintenance requirements. Pella’s Impervia fixed-frame specifications describe fiberglass testing from –40°F to 180°F; that manufacturer test is not a prediction of every installed window’s performance or warranty coverage.

OKNA — ENGINEERED TO PERFORM

Less Marketing, More Window

While major brands allocate substantial budgets to advertising, Okna puts its investment into engineering. The result is a window that competes with — and in thermal performance metrics, often exceeds — more widely recognized names at a comparable or lower price point.

Okna's multi-chamber vinyl profiles are engineered for the Northeast's climate demands: tight seals, superior insulating values, and construction integrity that holds up through years of Pennsylvania freeze-thaw cycles. They are not a budget window. They are a serious window with a low profile in the marketplace, which is exactly why most homeowners have never heard of them and why we offer them as a genuine alternative.

If you're comparing options and want to understand how Okna stacks up against what you've been quoted elsewhere, we'll show you side by side.

Manufacturer-Specific Installation

We review the manufacturer installation requirements for the windows specified in your project, with careful attention to flashing, drainage, and the applicable warranty terms. If you’ve already selected a product, or if a specific brand makes sense for your project, we can discuss it. Our focus on water management and careful installation stays the same across the products we install.

WHY INSTALLATION IS EVERYTHING

The Product Is Only Half the Answer

At KLM we've seen what happens when windows are installed without proper attention to flashing and moisture management. In Bucks County and the surrounding area, it's one of the most common sources of water intrusion — and it's the kind of damage that hides for years. By the time it's visible inside the home, the framing, sheathing, and insulation around the opening have often been compromised far beyond what the original window failure would suggest.

Proper window installation means sealing the rough opening before anything goes in, integrating the flashing into the weather-resistive barrier correctly, and ensuring every gap, joint, and penetration is addressed in the right sequence. It means installing each window the way the manufacturer's warranty requires — because improper installation can affect that coverage, and that's not a technicality, it's a real risk.

We do this right because we've spent over twenty years working on homes — including many where we're correcting the consequences of windows that were not installed correctly the first time.

Full-Frame or Insert Replacement?

An insert, or pocket, replacement fits a new window within a retained frame. Its suitability depends on the existing frame, sill and surrounding assembly being sound and compatible with the new unit. Full-frame replacement removes the existing window assembly to expose the rough opening, which can allow a more complete assessment and repair of the opening.

The right scope depends on what caused the problem. Water staining or recurring leakage may involve the flashing or wall as well as the window. Simply installing a new unit does not repair every hidden defect. Discuss what the assessment can establish before removal and how concealed damage would be handled if found.

On a combined stucco remediation or siding project, coordinating the windows with the wall’s weather barrier is especially important. KLM’s specialist approach to exterior work includes a dedicated window crew.

How a KLM Window Project Works

1. Consultation and assessment We measure your openings, assess the condition of the surrounding framing and flashing, and talk through what you're trying to accomplish — whether that's energy performance, aesthetics, noise reduction, or all three. We bring samples and, for larger projects, can arrange for you to view window options in person before committing.

2. Proposal with options You receive a written proposal covering product, quantity, installation scope, and warranty. We present options at different price points where they make sense — you make the call with full information.

3. Rough opening prep and flashing Before any new window goes in, the opening is prepared correctly. Flashing is integrated into the wall assembly in the correct sequence to help manage water and protect the opening. This step is where most installation failures originate; it's where we spend the most care.

4. Installation and finishing Windows are set level, plumb, and square. Interior and exterior trim is finished cleanly. Every installation is checked before we move on.

5. Walkthrough and warranty registration We walk the completed work with you and register your manufacturer warranty. Coverage is subject to the applicable written warranty terms.

What Affects the Cost of Replacement Windows?

Compare the product line, frame material, dimensions, operating style, glass package and installation scope. Interior and exterior trim, painting or staining, access and any repair to the opening can also change the scope. A window count alone does not make two proposals equivalent.

Preparing for Installation

Before work begins, settle how furniture and window treatments should be moved, how rooms will be accessed, and what protection, cleanup and finishing are included. Ask how weather and material lead times affect the sequence. The plan should fit your home and project rather than rely on a universal one-day promise.

Does Fogging Mean the Whole Window Must Be Replaced?

Persistent moisture between panes can indicate an insulated-glass seal problem. Assessment determines whether a glass-unit repair, hardware or weatherstrip work, or a larger replacement is appropriate. Fogging alone does not quantify the loss of insulating performance.

Will New Windows Reduce Energy Bills?

Replacing poor-performing windows can improve comfort and reduce heat transfer or air leakage. The effect on bills depends on the existing windows, the replacement configuration, installation and the rest of the home. A particular savings percentage should not be assumed from a product label.

Are Federal Window Tax Credits Available for New Installations?

The federal Energy Efficient Home Improvement Credit does not apply to property placed in service after December 31, 2025. The installation date matters; this does not prevent an eligible claim for qualifying work completed in an earlier year. Check the current IRS guidance and any separate utility program before budgeting around an incentive.

What Our Clients Say

"Work done with the utmost care, securing windows against possible leaks — also done perfectly. Maciej and his employees are very nice and helpful. If you are looking for the highest quality and the best service, I highly recommend KLM."

Piotr M, Furlong, PA

"By far the largest and most painless renovation we have undertaken, because of them. My project morphed when 25 new windows were determined to be needed, and they were installed in 20+ degree weather during the winter — and I hardly knew it happened."

Cynthia R, Doylestown, PA

"From the beginning, Maciej was probing — physically and with questions — into the house, unlike any of the other salespeople we engaged. We have an older home with non-conventional structure, and Maciej and Luke raised the full spectrum of potential issues and the options for solutions. The quality of the work, the attention to detail, and the willingness to engage on even minor aesthetic issues is beyond anything we have experienced with other contractors."

Hugh D, Warrington, PA

"KLM presented us with several options for the windows and took the time to educate us on each. They also arranged for us to meet with the window manufacturer and visit materials in person. I especially appreciated that Maciej never rushed me — he dropped off samples, shared photos of previous projects, and made sure I was confident in my choices before anything was ordered."

Flora P, Glen Mills, PA

"Our project included new siding, windows, doors, a covered porch, and a new front portico — and we couldn't be happier. KLM did a great job keeping us updated throughout. Our curb appeal is now off the charts and multiple neighbors have already asked who we used."
